Sorry I haven't been around in a while. I've got some great news that I want to share. We were just approved for a home construction loan. So we'll be having our old manufactured home moved out to make way for a brand new home. I'm just so excited. Hurray!

This is the floor plan from the contractor's website. It doesn't show any of our changes or add ons.
The house will be 2181 sq ft.

Joy!!! I was wondering what had happened to you. This is great news and the floor plan is delicious. I love the way the master suite is all self-contained and tucked away in back, making it super private. And the 33-foot porch should be a delight.

Thank you Zuzu. I'm hoping to have plenty of time for the forum once the building begins. We'll probably be living in the insulated rooms in our shop during the construction. I've missed you all.

Hi Joy! That is ONE terrific plan....I've been thinking of adding on to my lower level so the design of your mastersuite is true inspiration! I LOVE that the laundry area is in such a logical location!...right off the master adjacent to the kitchen...how handy THAT will be!....my main bedroom is upstairs on the west end and laundry facilities are in the basement on the east side......I rarely get the laundry basket all the way in either direction in the same trip. I am SOOO happy for you! keep us posted...when does this all start?

Thanks Jamie, We should know more about it this coming week. We still have much to do before the construction can begin. We'll be moving a manufactured home out. The new home will be built in the same spot.

Zuzu, here's a picture I took of our original plans.This plan was for the 1966 sq ft plan, they offered us the larger 2181 sq ft plan for the same price in order to get our appraisal numbers up where we needed them when our first appraisal came back too low. The 2181 plan is the exact same floor plan, only larger. We may make a change or two more, but this shows our add ons. We upgraded a number of things that don't show on this, like flooring, appliances, counters etc. The only mistake on this one is the sky light should be going the other way.

Oh, I wish I had a plant shelf in my bathroom. It's such a great room for ferns. It's nice to have tubs in both bathrooms too. So many of the new floorplans only have showers.

Are you flipping the garage sideways then?...that's nicer looking from the front. My neighbors did that too. They have a little difficulty though because their drive is a bit narrow to a line of poplar (that has grown signifcantly in the last several years) between us so they have to jockey a bit especially when snow gets piled up. I really like the plan...that storage space off the garage will really be handy!...and like Zuzu, I like the privacy of the master suite.

We walked through their model home of this plan and they had the plant stand in it. The original plan had the toilet behind a door and no plant stand. Of corse, I wanted the plant stand! Hilarious!

Our driveway is faced that way so we have to flip the garage door to accommodate it.

Oh yeah...you've go plenty of space then...now I'm trying to flip the plan around on the propety in my head...so the porch will face as your current house does then....?

Yes, towards the front yard. The garage we have now will become the shop. I'll love driving into my garage and only having a short way to carry groceries into the kitchen. I have quite a ways to carry them now from where we park.

I did too...but now we have a great online service, I grocery shop on the computer and get them delivered. They bring them right into the kitchen for me and if I order stuff that goes elsewhere, they do that too. The groceries are competitvely priced and good quality but I will pay a little higher price than the hardware would charge for things like water softener salt...'cuz guess what???....Not only right down to the basement but if I have a little blade ready to open the bag...right into the watersoftener!!! I'm hooked! (with all that can be managed on line now, 'bout the only thing I drive for is cigarettes and wine!)

your set-up is going to be just wonderful though!...What will happen to your modular home?...i mean will someone else use it?

Oh, I wish I lived where we could have groceries delivered. I do my Christmas shopping mostly online. I hate going into overcrowded stores.

We'll probably tear it out of here piece by piece. It's old and in disrepair. It has a lot of water damage from pipes breaking under the house in the last few years. Lots of rot. The roof started leaking last winter. My DH patched it up and stopped the leak but there's bound to be more. He's tired of working on it and we didn't want to spend any more money on it. Banks view them like old cars, not homes. Once they're 20 years old you can't even insure them.There are a lot of other things wearing out too. We bought this place with a plan to build later, but it didn't work out until now, 11 years later. We've made do.

We're hoping to stay in our existing garage. We have 2 heated, insulted rooms out there. One room for our bed, the other for an office. We can store our furnishings and other belongings in the main part of the garage. We'd like to find an old 5th wheel or travel trailer that we could either buy or rent for the shower, toilet and cooking facilities.
We have 7 cats that I don't want to leave alone here. For their own safety, they only go outside for a few hours during the day.There are just too many predators that could show up.

That sounds workable. A house a few doors down was built that way. The garage went up first (so they could plan that with a room on the backside that has a woodburner). Then they built the house. Newer people have it now (but they've been there for 15 or so years). The garage is a great place now because they revamped the back space and put a screen porch on it, plenty of yard and patio. They have a big Memorial day party every year and many (friends AND neighbors) come bringing food and drink. Inky and I are deviled eggs, fruit salad, and a bottle of somethng. Be nice if you could get a trailer for the water necessities. What time of year do you expect to start building?

We don't have a start date yet, but my guess is sometime in January.
